Expert committee announces the standard land values for 2026

At its meeting on February 18, 2026, the expert committee for property values for the city of Offenbach am Main decided on 152 standard land values as at January 1, 2026.

After evaluating the purchase cases for undeveloped land for the years 2024 and 2025, the expert committee determined that the price level in the residential construction land submarket (individual residential construction and multi-storey residential construction) is unchanged.

The Waldheim-Süd, Bieber-Nord and Bürgel-Ost residential areas represent a deviation from this. The standard land value for the Waldheim-Süd area rose from EUR 500/square meter to EUR 600/square meter for residential building plots with two-storey construction and an average plot depth of 30 meters. In the Bieber-Nord and Bürgel-Ost areas, the standard land values for detached and semi-detached houses with an average plot depth of 30 meters are currently EUR 900/sqm (subject to development charges). The standard land values (subject to development charges) for multi-storey residential buildings in the Bieber-Nord and Bürgel-Ost areas are now 950 euros/square meter.

In the commercial building land submarket, the standard land values remain unchanged for both the traditional industrial and commercial areas and for service areas (office and commercial buildings). The same applies to the submarkets of mixed-use land, raw building land, forestry land and recreational and leisure land.

The standard land values for the two Kaiserlei core zones rose by around +7 percent to 800 euros/square meter (subject to development charges) and by around +6 percent to 925 euros/square meter (free of development charges).

In the core areas of Offenbach's city center, there were value changes of -10 percent in the zones Frankfurter Strasse (between Marktplatz and Herrnstrasse) and Aliceplatz/Komm-Center (between Stadthof/Geleitsstrasse and between Herrnstrasse and Frankfurter Strasse). The zone covering the western section of Frankfurter Strasse in the city center was reduced by -5%.

In the submarket for building land, there was an adjustment to the two standard land value zones that cover the Waldhof-West planning area. The standard land values were adjusted to the initial value applicable there.

An increase in value of 20 percent was determined for the standard land values for agricultural land.

"The new standard land values," says Aliona Scutelnic, Chairwoman of the Expert Committee, "can be accessed free of charge on the City of Offenbach website and in the standard land value information system of the State of Hesse under BORIS Hessen."
