Bieber-Nord: Ground-breaking ceremony for building project with heritable building rights

15.06.2020 – The development of the Bieber-Nord construction area continues to progress. All supply lines have now been laid and can be connected to the development via house connections. The first property owners have been able to submit building applications to the city since fall 2019. All others can now also submit their building projects to the building inspectorate.

After the summer vacation, school lessons begin in the interim school in Bieber-Nord.

Lessons at the new elementary school on Willy-Bauer-Straße and Dietesheimer Straße will also begin after the summer vacations: "We are currently building an elementary school with six classroom modules as an interim solution. At the start of the 2020/2021 school year, this will cover the additional space required for all children in the new development area as well as in the entire Bieber and Bieber-Waldhof district," reports Paul-Gerhard Weiß, Head of Building and Schools. The interim building will later be replaced by a three-form elementary school with a two-stream gymnasium and a daycare center with six groups for children aged zero to six. "Planning for the new building is already underway."

The city's last major residential development area

At 12.4 hectares, the Bieber-Nord development area is the last major residential development area in the city of Offenbach alongside "An den Eichen" and "Bürgel-Ost". More than 2,000 people are expected to live there in future. The plan is to build single-family homes, terraced houses and apartment blocks. The official ground-breaking ceremony marks the start of work on one of the larger construction projects in Bieber-Nord: The "Adam" project by the Krieger + Schramm group of companies envisages 62 owner-occupied apartments with two to four rooms. In addition to special features such as smart building equipment and KfW 55 as the energy standard, the building project is characterized by heritable building rights. "We want to create living space here for couples, families, singles, young and older people, which is why we have decided to grant heritable building rights, which eliminates the cost of the land," says Matthias Krieger, Managing Partner of Krieger + Schramm.

Purchase of an apartment with a lower income possible

The landowner is the Hospital zum Heiligen Geist Foundation from Frankfurt. The foundation is granting a heritable building right for 99 years with the option to extend. Paul-Gerhard Weiß, Head of the Building Department, welcomes the granting of heritable building rights: "This model also enables families or couples with lower incomes to acquire property. The monthly ground rent reduces the investment costs, less equity has to be raised and the right of residence can later be passed on to one's own children."

The 62 apartments are arranged in a long, curved building with four storeys plus a staggered storey with penthouse apartments - with five entrances facing Adam-Marsch-Strasse. The rear garden side is directly adjacent to the green neighborhood park with its partly old buildings. The architectural concept provides for a green façade. Residents will have access to charging facilities for e-bikes and a car-sharing model including a charging station, with two cars permanently available in the building's own underground garage. The project is scheduled for completion in the second half of 2022.
