With a sustainable hygiene concept with decentralized ventilation of all office spaces, aerosol filters and antibacterial lighting technology, the Aschaffenburg-based real estate company wants to enable safe working and a return to everyday office life in its "WAYV Riverside Office Tower" not only in times of pandemic.
In a direct waterside location on the banks of the Main and with a view of Offenbach's harbor district and Frankfurt, a 70-meter-high office tower with a characteristic undulating building shape and a steel and glass façade structure is to be built by 2024 according to the plans of renowned Frankfurt-based Meixner Schlüter Wendt Architekten (MSW).
"Offenbach has developed very dynamically in recent years. With WAYV, we are making an important contribution to the design of Offenbach's harbor island. WAYV will have an open, light-flooded entrance with a view of the river and the harbor square and a roof terrace with a skyline view. A gastronomic offering with outdoor seating on the banks of the Main will contribute to the quality of life on the waterfront and thus enrich the diversity of the lively harbor district," explains Christine Rumpf, Managing Director Project Development DE at the Eyemaxx Group. The project volume amounts to a total of 82 million euros.
The 18-storey high-rise building will offer variable floor plan typologies on a total rentable area of 13,700 square meters. All standard office space concepts will be possible, from classic cell structures to open office landscapes. blackolive, a Frankfurt-based real estate agency, is the exclusive sales partner.
Working safely in the future too
As a consequence of the coronavirus pandemic, architects and specialist planners have developed an innovative hygiene concept, taking into account the latest pandemic findings. It includes extensive measures to enable safe working and a return to the office not only in times of corona, but also beyond.
The core element is decentralized ventilation of the office spaces via the external façade with air filters. This technology is designed to guarantee fresh air in every room. The hygiene concept also includes aerosol filters in the elevator cabins combined with a special UV light technology that is also used in hospitals and swimming pools. The hygiene concept also includes special door handles with a "SmartActive" coating. The coating on these handles is nano-free and offers reliable protection with the purest silver particles. Germs can be reduced by 99.9 percent within 24 hours.
Christine Rumpf: "With its innovative hygiene concept, WAYV has its finger on the pulse of the times. It enables safe working in the office and a return to normality in the office world." The decentralized ventilation system in office buildings is not yet widespread, according to the Managing Director. Further hygiene measures such as the installation of elbow door handles, touchless taps and disinfectant dispensers in the toilets are also being planned.
The realization of the office tower, which has already been awarded the DGNB pre-certificate for sustainability and WiredScore for maximum connectivity, both in the Gold category, is being carried out in close cooperation with OPG, Offenbacher Projektentwicklungsgesellschaft mbH. Eyemaxx also held an architectural competition for the building together with the public utility company's real estate company, which develops and markets the Offenbach port.
OPG Managing Director Daniela Matha: "The high-quality WAYV Riverside Office Tower closes the last attractive construction gap at Hafenplatz. The office tower with its striking silhouette will be a highly visible entrance building in the east of the harbor district and thus an important counterpart to the planned high-rise buildings on the western tip of the island.
