"The first construction phase, which has now been completed, includes the two connected buildings with a total of 32 apartments that the company has built on behalf of GBO Gemeinnützige Wohnungsbaugesellschaft Offenbach," says Mayor and GBO Supervisory Board Chairman Felix Schwenke. "This is subsidized housing. The future residents will be able to move in in April."
"It was politically important to us that the development of the former Kappus site should also include subsidized housing. Thanks to the investor Kondor Wessels and our municipal housing association GBO, this has been implemented very well here," continued Mayor Schwenke. The Kappus-Höfe are one of the largest residential construction projects in Offenbach in recent years. The city had concluded an urban development contract with Kondor Wessels for the development of the site. "Thanks to the good cooperation with Kondor Wessels, we are providing high-quality living space for middle-income tenants in a good inner-city location," says Annette Schroeder-Rupp, Managing Director of GBO.
"We are delighted that we are on schedule with the project and have now been able to hand over the 32 apartments to GBO. The subsidized rental apartments at Kappus-Höfe offer affordable housing for everyone. Due to its size and location, Offenbach is a popular city to live in and is constantly growing. We are already planning a new project alongside the Kappus-Höfe to create more living space for residents," explains Svenja Steinhauer, project manager at Kondor Wessels.
The Kappus-Höfe buildings will each have three to four storeys, a staggered storey and a basement. In total, there will be space for 311 new apartments, divided into 59% rental apartments and 41% owner-occupied apartments. The Kappus-Höfe will thus create around 26,000 square meters of new living space for Offenbach. The two- to five-room apartments are equipped with balconies and roof terraces on the top floor. An underground garage will also provide an efficient way to create 229 parking spaces to save space. Construction began in March 2019 and completion is scheduled for the third quarter of 2022. The Kappus-Höfe are located on the corner of Luisenstrasse, Geleitsstrasse and Ludwigstrasse in the immediate vicinity of Offenbach's city center. A wide range of shopping facilities, restaurants and cafés as well as quick access to public transport are therefore guaranteed.
