New Brandenburger Straße daycare center completed in timber frame construction
02.10.2020 – The new daycare center (11) Brandenburger Straße is finished and can be occupied in the next few days. In a construction period of just eight months, Stadtwerke-Gesellschaft OPG erected a two-storey timber frame building here for the City of Offenbach on behalf of the Office for Urban Planning, Transport and Construction Management. The new daycare center offers more space and replaces a 27-year-old low-rise building on the site near the Hans-Böckler-Siedlung, which is now being demolished.
The craftsmen are still putting the finishing touches to the work. It smells of wood and freshly laid linoleum. Corridors painted in warm yellow tones lead to the bright and airy group rooms. The small tables and chairs and all kinds of wooden toys are already waiting there. The only thing missing is the children. They move into their new wooden house at the beginning of the week.
The new two-storey timber-frame building replaces the outdated single-storey existing building from 1973. The timber building was constructed right next to the old daycare center building, which no longer met today's requirements for a modern daycare center.
Old building to be demolished
Thanks to the size of the property located on the edge of the field, the old building could continue to be used during the construction phase. Interim accommodation was not necessary.
As soon as the old building has been cleared, demolition work will begin. This should be completed in November 2020. According to OPG Offenbacher Projektentwicklungsgesellschaft mbH, it will take until around March 2021 for the outdoor area with the large play area to be redesigned. The real estate company of Stadtwerke Offenbach has been commissioned with the project management and fiduciary handling. The project was managed by the building construction management department of the Office for Urban Planning, Transport and Construction Management.
Improved childcare conditions and more childcare places
"As is always the case when building new childcare facilities, we not only try to create better childcare conditions in terms of space and equipment, but also to expand capacity where possible in order to meet the growing demand," explains Sabine Groß, Head of Social and Youth Affairs.
In Bürgel, the municipal daycare center Offenbach (EKO) had registered additional demand for childcare places. Instead of five, the new daycare center will now accommodate seven groups: Two U3 groups (crèche) and five Ü3 groups (kindergarten).
The new building not only has more group rooms, but also a second exercise room and a large, modern kitchen. In addition, each group room has its own room for intensive care.
Building erected in record time
"The new Brandenburger Straße daycare center was built in record time," says Paul-Gerhard Weiß, Head of Planning and Education. Only eight months passed between the start of the timber shell construction with the assembly of the first wooden elements in February and completion at the beginning of October 2020. The short construction time was made possible by the use of prefabricated elements in timber panel construction. The process has proven its worth and will also be used for the construction of other daycare centers such as daycare center (3) Rödernstraße.
The city of Offenbach invested 7.3 million euros in the new construction of the daycare center (11) Brandenburger Straße. The state of Hesse provided funding of 6.43 million euros from its municipal investment program (KIP Land).
