Microquartier ROCKYWOOD by PRIMUS developments GmbH

Hamburg-based project developer PRIMUS developments GmbH is building the ROCKYWOOD micro-quarter in the port. A five-storey office ensemble consisting of two buildings is being created using an innovative timber hybrid construction method.

ROCKYWOOD's building ensemble, which does not have a basement, includes two buildings, ROCKY and WOOD, which are in an exciting dialog due to their different shapes, designs and choice of materials. The two buildings with their green roofs surround a raised square, called Playground, which is equipped with trees and colorful furniture. Here, elevated on the roof of the ground-level garage with around 60 parking spaces, there is an attractive public square with a view of the Frankfurt skyline and the River Main.

The plateau is connected to the open spaces to the north and west via spacious, green staircases. These include a small piazzetta with outdoor catering in front of the riverside promenade and, to the west, a contemplative open space for lingering and with mobility options in connection with the ROCKY.

In the north-west of the area, on the waterfront promenade of the harbor basin, the detached solitaire ROCKY is being built in solid construction. With its column-free loft offices, ROCKY offers 400 square meters of flexible office space on 4 floors. The floor-to-ceiling windows offer views of Offenbach harbor and the Frankfurt skyline. Its counterpart in the south-west is the angular hybrid building WOOD with approx. 8,000 sqm of flexible office space. Its four upper floors resting on a concrete base will be built using a modular timber construction. The wooden surfaces of the construction will also be visible inside and create a particularly "warm" working atmosphere. WOOD will have a glass façade with aluminum mullions on the first floor and a suspended wooden slat façade on the upper floors. Approximately three-metre-wide pergolas opening onto the playground with stainless steel cable nets as fall protection provide access to the upper floors and offer space for social and interdisciplinary exchange.

Around 2,600 cubic meters of wood are used for the wooden modules of the WOOD building in Offenbach harbour, which bind over 2,600 tons of CO2. However, building owner PRIMUS is going one step further. According to the WOODCYCLE recycling concept it has developed, the wood used is to be replanted on an area of forest covering around five hectares. Over a period of 40 years, the wood used in ROCKYWOOD will grow back on this area.


In 2011, the German Sustainable Building Council awarded Offenbach Harbour gold in the New Urban Quarter category.
