Current developments in Offenbach were presented at the Immofrühstück 2025

Using selected core areas of economic development, which the city has been looking at intensively for years on the basis of its 2030 master plan, the head of department provided an overview of the progress made since the last meeting in summer 2024. "We as a city are also continuing to develop: since April, for example, it has been possible to submit building applications digitally via our building portal. This efficient process saves you and us time and money," emphasized Niermann. The city is also responding to requests from the business community in other areas. In order to improve the quality of life along the commuter routes in the Kaiserlei district, Stadtwerke Offenbach's Stadtservice has adjusted its cleaning intervals and cut back wild growth. It is also working on measures to curb illegal parking.

"Listening and implementing, i.e. solution-oriented action: That is our claim as an attractive business location," emphasized Niermann. This requires a good, effective team - and this team spirit was once again evident at the real estate breakfast. Mayor Sabine Groß, Head of Planning Paul-Gerhard Weiß and managers from municipal offices and the Stadtwerke Offenbach companies OPG Offenbacher Projektentwicklungsgesellschaft mbH and ESO Stadtservice GmbH were on hand to answer questions and hold open discussions.

This consistent solution approach is showing measurable success: more and more companies, such as the Informationstechnische Servicestelle der gesetzlichen Krankenversicherung ITSG (information technology service center of the statutory health insurance company) or Lorenz Snack-World by the end of 2025, are relocating their headquarters to the Kaiserlei district. The German Weather Service DWD has rented a conference and training center in LEIQ, others such as the Hyundai Group or Helaba are growing at the location. The way is currently being paved for highly attractive, climate-neutral developments such as the NAMU Tower and the MainSquare. Talks are also underway between ABG Frankfurt Holding and the Adler Group regarding the further development of the KWU site.

In Offenbach harbour, the innovative Rockywood building complex, which will be occupied in 2024, has brought a breath of fresh air to commercial development: it is now home to retail marketing specialist TMS, the headquarters of the internationally active IMPAG Group and the circular economy hub CIRCLE, which now has more than 40 companies working there. The Apartment Hotel Rioca also recently opened its doors to guests in the port.

In Offenbach's city center, two of the most important projects from the city centre future concept are currently being implemented: the establishment of Station Mitte - a state-of-the-art city library with event rooms and plenty of space for socializing - in the former Kaufhof building and the renovation and modernization of the town hall pavilion. "A particular success is the test room, where store concepts from a wide range of interested parties have been able to be tried out since the beginning of 2025," said a delighted Niermann.

The Innovation Campus on the former Clariant site is also seeing a lot of movement: "Construction work on the new Samson AG plant is progressing well, meaning that the goal of starting electronics production in 2025 is within reach," reported Niermann, who is also Managing Director of the Stadtwerke subsidiaries INNO Innovationscampus GmbH & Co KG and Mainviertel Offenbach GmbH & Co KG. After the development plan for the site became legally binding in April, INNO was able to carry out the tender, i.e. the deadline for submitting the necessary bids for the upcoming development measures, in May together with the newly commissioned general planner. Construction work on the final development measures is expected to start in the third quarter of 2025.

Kaita and Marvin Ronn from recruitment consultancy Topeople then went on to demonstrate what makes the Soul OF Hessen special: In a lively, passionate guest lecture, the two founders and managing directors talked about their work in the construction industry and the need for stable networks: "We are part of the industry, we really want to understand it and we interact with each other every day." Nowadays, modern recruitment is done via social media and hardly ever via job advertisements. The couple started with three people in the Frankfurt coworking space in 2021 and now operate from Rockywood with 70 employees. "I used to hide my Offenbach origins, but now I'm proud of it," said Marvin Ronn. Kaita Ronn's experience: "The people in our team like coming to Offenbach and feel very comfortable here." The dynamic couple agree: "Offenbach has become a lifestyle - and we want to be a part of it."
