14 hectares for the future
Offenbach's city center is to become greener, livelier and more inviting - that is the goal of the city center future concept. To this end, an inner-city core area has been defined in which 16 future projects will be implemented. This is where the greatest challenges meet the greatest opportunities.
The core area of the city center future concept comprises the pedestrian zone between Berliner Strasse in the north, Marktplatz in the east, Geleitsstrasse in the south and Kaiserstrasse in the west.
We are implementing 16 future projects in this area of around 14 hectares. They are based on four pillars: Retail, employment, housing and culture - but leisure, participation and community also play an important role. The result is a city center that has a future and meets people's expectations of a modern city center.
What actually is the city center? Which streets belong to it? Which areas should the future concept focus on?
These questions were discussed intensively during the development of the future concept for the city center.
At the first citizens' workshop, Offenbach residents were able to spontaneously draw which areas they considered to be part of the city center. The overlapping of the drawings created a "perceived city center area" - from the train station to the Main, from Wilhelmsplatz to the Leather Museum. This was an initial point of reference for the future concept, which had to be further refined.

Spatial focus
Expert discussions and exchanges with local stakeholders showed that the focus should be on a core area around Frankfurter Strasse and Große Marktstrasse - an area of central importance for the city, both economically and culturally. The changes in retail are particularly noticeable here. And this is where people's perception of Offenbach's center is decided. This is precisely why the greatest challenges - and the greatest opportunities - lie here.
The spatial focus is therefore deliberately narrow - although Wilhelmsplatz, the connection to the Main and the main railway station are important points of reference that are also being considered. In order to achieve the best possible impact, the project area can be extended for specific measures to directly adjacent areas (e.g. Grüne Mitte).
